Not only are they seeing greater success in attracting buyers, but they’re seeing greater return on investment as well. In general, data shows a 70% ROI can be expected on home improvements. This can vary significantly depending on the type and scale of the improvement, but time after time, my experience as a realtor has shown me that my clients’ home equity, and ultimate bottom line in a sale, is much greater when they invest in interior design and home improvements. Even if you’re not planning to sell in the immediate future, you and your resale value will thank you later!”

I can’t count the number of times I have heard, “kitchens sell homes.” If you choose to upgrade only one room in your Orange County home before it goes on the market, we recommend that it be your kitchen. Today’s Orange County homeowners are looking for a luxury bathroom that feels spacious, stylish and functional! If your bathrooms aren’t giving off that vibe, you may want to consider making some interior renovations to it before putting up that “for sale” sign. Upgrading old floors with fresh tile or stone, or swapping out old vanities for new ones, are great ways to give your bathroom a fresh look. Even minor renovations like updating fixtures and lighting, giving your cabinetry a new paint job, adding a larger mirror for a more spacious feel, or replacing your old tub with a stand-alone tub will boost your home’s value. If you don’t have much space to spare, you can help potential home buyers in Orange County visualize what they can do with your home by turning the attic into an extra bedroom, or creating multi-use, multi-functional spaces in larger rooms of your home. Ruffles, Pleats and Fringe in Interior Design
This fun trend of decorating with ruffles, pleats and fringe recently made its public debut in interior design magazines and decor publications, including the cover of the latest Serena and Lily catalog. This nod to traditional design is popping up in increasing numbers on sofas with pleated or fringe detail at the skirt (CB2 even has their modern take on this trend). We’re also seeing a resurgence of ruffled window treatments, pillow shams and bedding; pleated window treatments and upholstery; plus blankets and hand towels with fringed edges.

If done right, adding moody hues into your interior design can make a space look sleek and sophisticated. We touched on this briefly when talking about multipurpose spaces, but with more awareness around the importance of physical and mental wellbeing, we are seeing more design elements and spaces that aim to improve personal wellness. While this design consideration is increasing, we don’t consider this a trend so much as an important staple of any home redesign. Nevertheless, it has made our list for 2023.

Nature Inspired Interior Design
This trend also made our 2022 list, and we believe it is here to stay. Especially with wellness being top-of-mind, nature in interior design—the use of natural materials and elements to create a space that has a connection to nature—is a prominent practice of interior design today. This type of interior design aims to incorporate natural elements such as plants, timber, stone, and other materials to create a calming and relaxing environment.

For a seamless look across your kitchen, select “panel-ready” appliances (like your dishwasher, wine fridge, or ice maker) so your cabinet maker can customize them to match your cabinets so they are virtually hidden for a high-end look. And while you’re at it, opt for a counter-depth refrigerator and freezer combo. Unlike a standard-size model, counter-depth fridges are virtually flush with counters and cabinets, making it a low-profile option. While counter-depth refrigerator/freezers are about 9 to 10 inches less deep than a standard-sized fridge, they can be wider and taller for increased capacity. This kitchen remodel tip can also give you an opportunity to add a unique and special design detail to your new luxury kitchen.

4. A chef cooktop or range
Upgrading the functionality of your kitchen is just as important as upgrading the design. 5. Walk-in pantry
Nothing is more luxurious to me than a walk-in. In my humble opinion, a true kitchen oasis should always have a walk-in pantry that provides all your kitchen goodies with a designated space. Make sure your walk-in has adequate shelving and lighting, along with an organizational system so you can easily find what you need, when you need it. These minimalist labels from Amazon are the perfect way to add a little luxury to your pantry.

6. A beverage cooler drawer
This kitchen remodel idea is one of my favorite must-haves, especially for someone who loves to entertain, or always has a house full of kids who swing by after school. Depending on size, a beverage cooler drawer can hold (and keep cold) up to 120 extra drinks for any occasion!

7. Soft-close drawer glides and hinges
This is something that every kitchen (at any budget) should have these days! A soft-close drawer or hinge is exactly like it sounds—a drawer or hinge that slowly closes on its own. Soft-close drawers and cabinetry have so many benefits: they are less noisy; kids (and adults) are less likely to get their fingers trapped or smashed when closing them; and, since they are slow-closing, delicate glassware and appliances are far less likely to break or be damaged than with a self-close drawer or hinge. We love this quiet sign you are in a newly renovated kitchen!
8. Double trash pullout
A double trash pullout is an absolute must-have in a luxury kitchen. Not only is the trash completely hidden (as it should be), but the double trash containers allow for super easy recycling and less trips to the outside garbage cans—a much needed feature if you're hosting a party or lots of holiday guests. To double-down on functionality in your classy kitchen, place your cutting boards nearby for extra easy clean up!
9. Spice drawer insert
When I’ve completed a luxury kitchen remodel, you can almost guarantee I’ve installed a spice drawer insert so my client can easily see and grab their spices while cooking. If you haven’t noticed yet, I love organization, and a spice drawer insert like the one below, is the perfect way to get organized in the kitchen!
10. A coffee station or built-in coffee maker
With work-from-home jobs here to stay, this kitchen remodel tip for 2023 is a must. Create a coffee station with a pullout tray in a cabinet or appliance garage to hold your coffee machine, cups, beans, and other brewing supplies. Hence a kitchen remodel will provide the greatest ROI compared to any other room renovation. An upgraded high-end kitchen will clearly appeal to homeowners and home buyers alike. When remodeling your kitchen, it's vital to keep a few key things in mind:
Design an open layout for cooking and entertaining so family and friends can easily gather.
Don’t forget the “work triangle” when spacing your alliances.
Opt for chef-grade appliances and smart-home features.
Choose flooring that will withstand wear and tear, but also flow nicely with the rest of your home.
Add some personality in the kitchen: splash in a pop of color with painted cabinetry, go big with impressive countertops, or choose a fun tile pattern for the backsplash or flooring.

The Home Office
More than a third of U.S. households reported working from home more frequently than before the pandemic, so home offices are in higher demand than ever before. A home office remodel can also be a tax write-off (don’t forget to consult your tax accountant first ;). But keep in mind that designing an efficient and aesthetically pleasing home office requires careful planning and a greater investment than just adding a desk and computer to an empty bedroom. There are a number of design elements to consider when putting together a home office:
Lighting—what will function best for your work? Is it a task light for detailed work, bright all over light to energize you, or lighting that illuminates your face for your frequent Zoom meetings? If you work best in day light, consider installing large windows or doors to the outside to help let in more natural light.
Noise—are you hosting meetings regularly while next to a room of noisy kids? Explore all your noise-canceling options like strategically placed paneling or thicker drywall.
Technology—aside from the usual office must-haves (computer, printer/scanner, extra monitors, etc.), ask yourself if you need a specific sound system or speakers, video equipment, special charging docs, etc. to get your job done efficiently.
Use of space—to avoid a cluttered look, make good use of your space with built-in bookshelves, hidden storage, and functional furniture.
Comfort—choose high-end furniture that’s comfortable and promotes healthy ergonomics.
